Warehouse and industrial painting in the Florida Keys

Keys industrial buildings are working buildings: contractor shops, supply yards, boat-storage barns, distribution rooms and service garages tucked off US 1. They cannot stop, so a repaint has to work around forklifts, deliveries and the day's trucks.

The wall of an industrial building clad in gray and silver metal panels over a brick base.

Materials decide the scope. Painted block, metal panel siding, steel columns and roll-up doors each age differently in salt air, and floors that carry vehicles need coatings built for wear. The quote lists each surface so a comparison is possible, and so a hidden problem has no place to sit.

Mobilization is its own cost center on a long island chain, and access is often one road. A lift or a load of coatings has one route to the site, and a day lost to a bridge closure or a highway backup moves everything behind it. We plan deliveries as carefully as the painting.

Safety rules shape the work: ventilation where solvents are used, signs and barriers around wet floors, lockout where equipment is near the work, and fall protection at height. Tell us what runs in the building, and we will scope the painting around it.

Order of work

  1. Walk the building with the operator and mark what must keep running.
  2. List every surface: block, metal, steel, doors, floors, equipment.
  3. Plan deliveries over US 1, staging and lift access.
  4. Wash, treat rust and repair failed joints and sealants.
  5. Apply primer and finish coats in zones that keep traffic moving.
  6. Walk the site, close the punch list and remove all coverings.

Where it goes wrong

What tends to go wrong, and how it is held in check

Trucks and forklifts that cannot wait

Wet paint and moving equipment do not mix. We split the floor, mark lanes and agree which door each vehicle uses while a zone cures.

Rusting metal siding

Panel edges, fasteners and laps corrode first. They are cleaned, treated and sealed before the finish coat, and the scope lists what is repaired.

Fumes in closed buildings

Coatings with strong odors need airflow and a plan for the people in the next room. Ventilation and product choice are settled with the operator first.

The limits

Roof replacement, structural steel repair and equipment relocation are separate scopes. Floor coatings are quoted only after the slab's moisture and condition are read.

Questions

About warehouse and industrial painting

Can a Keys warehouse stay in operation during a repaint?

Usually. Work is zoned, forklift lanes are marked and doors are assigned, so deliveries continue. The plan comes before the quote is final.

Do you coat concrete floors?

We quote floor coatings and markings after a look at the slab. A damp or contaminated slab is raised with you before anything is applied.

What does a Keys commercial painting job cost?

There is no rate card. We build a quote either after walking the building or, when they show enough, from photos and drawings. It reflects the surfaces and how much repair they need, the coating system, how the crew reaches each wall, whether the place stays open, and what a delivery over US 1 involves. Two buildings that look alike seldom quote alike.

What size of painting job will you quote in the Keys?

Any size. A single storefront, one stairwell or a tenant suite is as welcome as a motel, a marina or a condominium. Tell us the building and the surfaces, and we scope the work as described.

Is Romco Builders licensed in Florida?

Yes. Romco Builders is a licensed Florida general contractor, founded in 2015 and headquartered in Fort Lauderdale. Ask for the license details when you request a quote.

How a job runs

Six steps, in this order

  1. Send the address and the surfaces

Phone us or use the quote form, with photos or drawings if you have them. Say what is to be painted, who is inside and which dates matter.

  2. We walk the building

We study the walls and their condition, how each side is reached, and what has to stay covered or out of the way.

  3. Written scope and quote

The quote spells out prep, coating system, how each wall is reached, the phasing, and each step that waits on an approval.

  4. Approvals and paperwork

Historic or color review, association or landlord sign-off, any permit the work triggers and airport or site clearances come first.

  5. Prep and coating

Washing, repair, primer and finish follow the agreed order, with people, boats and vehicles below kept clear.

  6. Punch list and handover

Together we go over the finished work, clear the punch list, and you keep the coating record for the building file.
