Clinics and medical offices need infection control. Work is walled off, dust is contained, exhaust is planned, and corridors stay clear for patients and staff. Finishes are chosen to wash clean. Each area is released back only after a walk-through with the manager, never on a promise.
Schools run on a calendar, and so does the work. Summer break offers the long window; weekends and holidays offer short ones. Older school buildings may fall under EPA's lead rule for child-occupied facilities if they were built before 1978, so we check age and use before we write a scope.
Public buildings come with procurement rules and security. County and city offices, libraries and community halls may require bid documents, badges or escorts. Send us the building, the rules that govern the work and your windows, and we will scope the painting inside them.
Order of work
- Meet the facility manager and confirm rules, hours and security.
- Check the building's age and use against the lead rules.
- Plan zones, barriers, ventilation and cleaning between phases.
- Prepare and prime each zone behind barriers.
- Apply finishes, ventilate and clean before each release.
- Walk the zones with the manager, close the punch list and hand back the building.

What tends to go wrong, and how it is held in check
Dust and odor near patients
Work zones are sealed, air is exhausted outside, and odor is controlled. The plan names which rooms are closed, for how long, and who signs each area back in.
A short window between school terms
The schedule is built backward from the date the building must reopen, with margin for weather and repairs found during prep.
Lead rules in older buildings
A pre-1978 building used by young children can fall under federal lead rules. We check before the scope is written.
The limits
Infection-control risk assessments, procurement rules and security clearances belong to the facility. We follow the rules we are given and ask for them early.

Can you paint a clinic while patients are seen?
Often, in zones. The facility's infection-control team approves the plan, and we work to it.
Is a school repaint done only in summer?
Summer gives the longest window, but weekends and breaks work for smaller jobs. The calendar is built with the school.
What does a Keys commercial painting job cost?
There is no rate card. We build a quote either after walking the building or, when they show enough, from photos and drawings. It reflects the surfaces and how much repair they need, the coating system, how the crew reaches each wall, whether the place stays open, and what a delivery over US 1 involves. Written scope and quote
The quote spells out prep, coating system, how each wall is reached, the phasing, and each step that waits on an approval.
Approvals and paperwork
Historic or color review, association or landlord sign-off, any permit the work triggers and airport or site clearances come first.
Prep and coating
Washing, repair, primer and finish follow the agreed order, with people, boats and vehicles below kept clear.
Punch list and handover
Together we go over the finished work, clear the punch list, and you keep the coating record for the building file.
