Hotel, motel and resort painting in the Florida Keys

Lodging in the Keys is a business of rooms, walkways and views, and paint touches all three. Guests notice a chipped rail before they notice a faded wall. The scope covers guest rooms, corridors and stairs, exterior walkways, balconies and rails, and pool decks, in the order the manager can spare them.

The white, balconied front of a hotel seen through the leaves of a tropical tree.

Phasing is the heart of the plan. We ask which rooms can be out of service, in what blocks and for how many days, and which weeks are quiet. Rooms are painted in batches, with odor controlled and ventilation running, and each batch is signed off before it returns to inventory.

Exteriors take the abuse. Open walkways, outdoor stairs and balcony rails face salt air, sun and wet footprints from the pool. Steel and aluminum are cleaned back and primed, and the guest-facing paint is chosen for wear. Pool decks need slip-aware treatments, which we raise early.

Guest comfort drives the details: quiet hours, no wet paint at doorways, and workers kept out of guest view where we can manage it. Tell us the room count, the layout and your slow weeks, and we will scope the property as described.

Order of work

  1. Walk the property with the manager and list rooms, corridors, exteriors and decks.
  2. Agree room batches, blackout days and quiet hours.
  3. Protect furniture, bedding, fixtures and walkways.
  4. Repair, clean and prime each batch.
  5. Apply finishes, ventilate, and keep wet paint away from doorways.
  6. Walk each batch with the manager and release it to inventory.

Where it goes wrong

What tends to go wrong, and how it is held in check

Rooms that must come back on time

Each batch has a start, a finish and a sign-off. A room that is not ready stays out of the system until it is.

Smells in the next room

Low-odor products, fans and sealed corridors keep the smell from reaching guests next door.

Railings and decks guests touch

Rails and decks get coatings built for hands and feet, and the scope says when each area is safe to use again.

The limits

Furniture moves, linen handling, mold remediation and hurricane shutter work are not part of a painting scope unless agreed. Occupancy decisions belong to the property.

Questions

About hotel, motel and resort painting

Can a Keys hotel stay open during a repaint?

Usually. Rooms go out in batches, exteriors are phased by building, and the schedule follows the stay calendar you give us.

Do you paint pool decks?

We quote them, after checking the slab and the slip requirement with you. The coating is chosen for wet feet, not just for color.

What does a Keys commercial painting job cost?

There is no rate card. We build a quote either after walking the building or, when they show enough, from photos and drawings. It reflects the surfaces and how much repair they need, the coating system, how the crew reaches each wall, whether the place stays open, and what a delivery over US 1 involves. Two buildings that look alike seldom quote alike.

What size of painting job will you quote in the Keys?

Any size. A single storefront, one stairwell or a tenant suite is as welcome as a motel, a marina or a condominium. Tell us the building and the surfaces, and we scope the work as described.

Is Romco Builders licensed in Florida?

Yes. Romco Builders is a licensed Florida general contractor, founded in 2015 and headquartered in Fort Lauderdale. Ask for the license details when you request a quote.

How a job runs

Six steps, in this order

  1. Send the address and the surfaces

Phone us or use the quote form, with photos or drawings if you have them. Say what is to be painted, who is inside and which dates matter.

  2. We walk the building

We study the walls and their condition, how each side is reached, and what has to stay covered or out of the way.

  3. Written scope and quote

The quote spells out prep, coating system, how each wall is reached, the phasing, and each step that waits on an approval.

  4. Approvals and paperwork

Historic or color review, association or landlord sign-off, any permit the work triggers and airport or site clearances come first.

  5. Prep and coating

Washing, repair, primer and finish follow the agreed order, with people, boats and vehicles below kept clear.

  6. Punch list and handover

Together we go over the finished work, clear the punch list, and you keep the coating record for the building file.
