Key Largo has no city building department. Monroe County's Upper Keys permitting office sits in the Murray Nelson Government and Cultural Center on Overseas Highway, so a repaint of a roadside shop, a canal-front office or a marina building goes to the county, not to a city.
Key Largo is the first key a delivery truck reaches from the mainland, which makes it the easiest place in the county to supply a job. The long run south begins here, and a coating order for Marathon or Key West travels past these shops first. Materials and lifts arrive over US 1, and we plan the arrival around highway traffic.
Buildings stretch along the highway and the canals behind it. Highway-side walls take sun, road grit and salt mist; canal-side walls take damp air and stand beside open water, which makes rinse water a problem to plan for. We scope each side separately and keep wash water out of canals and drains.
The county decides what each scope needs, and repairs can change the answer. We ask the Upper Keys office, and for properties in the gated community at the north end, the county's separate Ocean Reef office.

What does a Keys commercial painting job cost?
There is no rate card. We build a quote either after walking the building or, when they show enough, from photos and drawings. Is there lead paint on older Keys buildings?
