Exterior commercial painting in the Florida Keys

No building in the Keys is far from salt water, and the exterior shows it. Spray settles on walls, rails and window frames in a thin film that holds moisture against the surface. A repaint that skips that film hides it for one season at best.

A worker in an orange helmet hanging from ropes on a large gray-white wall, with deep blue sky above.

The work begins with a wash that removes salt, chalk and mildew, then a close look at what the wash reveals: hairline stucco cracks, spalled block, failed sealant at windows, rust blooming through metal rails and trim. Each defect is opened, repaired and primed on its own terms before a finish coat is allowed near it.

Weather sets the calendar. Wind-driven rain arrives with little warning, afternoon storms are common in summer, and the Atlantic hurricane season runs from June 1 to November 30. We schedule wall by wall, keep a dry-time margin in each day, and do not coat a wet surface.

Access is the other half of the job. A one-story roadside shop needs little more than ladders and a small lift; a three-story motel needs a plan for every side, including the water side. A photo of each elevation tells us enough to start, and the scope is built around whichever access that building needs.

Order of work

  1. Walk every elevation, including the water side, and photograph defects.
  2. Wash off salt, chalk and mildew, then inspect what appears.
  3. Open and repair cracks, spalls, sealants and corroded metal.
  4. Prime repaired and bare areas, surface by surface.
  5. Apply finish coats in dry weather, wall by wall.
  6. Walk the building with the owner and close the punch list.

Where it goes wrong

What tends to go wrong, and how it is held in check

Salt under the paint

Coatings applied over a salt film let go from underneath. Washing and a fresh-water rinse come first, and the scope says how each surface is cleaned.

Rust on rails and trim

Corroded steel is cleaned back to sound metal and primed the same day, so rust does not bloom again through the finish.

Gusts and overspray

A breeze off the water carries mist onto cars and boats. We watch the wind, roll where spray would travel, and cover what cannot move.

Wash water with nowhere to go

Wash water is kept out of storm drains and canals. The scope names how it is captured and where it goes.

The limits

Stucco replacement, structural concrete repair, window and door replacement and roof work are separate scopes. Where a repair needs a permit, it is raised with you and the building department before the repair starts.

Questions

About exterior commercial painting

How often does a Keys exterior need repainting?

There is no honest fixed number. The wall's condition, the exposure on each side and the coating system decide it, and we give our reading of the building when we walk it.

Do you paint during hurricane season?

Yes, with a plan. Work is scheduled around forecasts, loose materials and equipment are secured or removed when a storm is expected, and the quote says what happens to the schedule if a storm interrupts.

What does a Keys commercial painting job cost?

There is no rate card. We build a quote either after walking the building or, when they show enough, from photos and drawings. It reflects the surfaces and how much repair they need, the coating system, how the crew reaches each wall, whether the place stays open, and what a delivery over US 1 involves. Two buildings that look alike seldom quote alike.

What size of painting job will you quote in the Keys?

Any size. A single storefront, one stairwell or a tenant suite is as welcome as a motel, a marina or a condominium. Tell us the building and the surfaces, and we scope the work as described.

Is Romco Builders licensed in Florida?

Yes. Romco Builders is a licensed Florida general contractor, founded in 2015 and headquartered in Fort Lauderdale. Ask for the license details when you request a quote.

How a job runs

Six steps, in this order

  1. Send the address and the surfaces

Phone us or use the quote form, with photos or drawings if you have them. Say what is to be painted, who is inside and which dates matter.

  2. We walk the building

We study the walls and their condition, how each side is reached, and what has to stay covered or out of the way.

  3. Written scope and quote

The quote spells out prep, coating system, how each wall is reached, the phasing, and each step that waits on an approval.

  4. Approvals and paperwork

Historic or color review, association or landlord sign-off, any permit the work triggers and airport or site clearances come first.

  5. Prep and coating

Washing, repair, primer and finish follow the agreed order, with people, boats and vehicles below kept clear.

  6. Punch list and handover

Together we go over the finished work, clear the punch list, and you keep the coating record for the building file.
