Commercial painting · Florida Keys

Commercial painting from Key Largo to Key West, planned for salt, sun and one highway

In the Keys, the paint is only part of the story. Salt on the wall, a single road for every delivery, a historic review in Key West and a building that has to stay open all bear on the job. Romco Builders works through each one before it writes a number. Any commercial building, of any size.

  • A licensed Florida general contractor
  • Any commercial building, any size quoted
  • Salt and mildew prep written into the scope
  • Deliveries and lifts planned for US 1

Why Keys repaints fail

The salt is already on the wall before the paint arrives

A repaint on an island chain is mostly washing, repair and logistics. The finish coat goes on in a dry afternoon. Everything before it decides whether that coat survives a Keys summer.

Salt and mildew removed first

Walls are washed and rinsed, rust is cleaned back to sound metal, and cracks and sealants are repaired before any finish is opened.

One road in, one road out

Every lift, coating and crew member comes over US 1. We plan deliveries, staging and rental equipment around that single route.

Open doors stay open

Shops, marinas, motels and clinics keep working while they are painted. Work is zoned, odor and overspray are controlled, and hours are agreed with the manager.

Approvals before color goes up

Key West's historic review, association boards and landlords may decide the color. We settle the approval, and the paperwork, before work starts.

What we quote

Commercial painting for any building, including

From one shop on Duval Street to a marina, a motel or an airport building. Not on the list? Call and tell us what the building is.

How a job runs

Six steps, in this order

  1. Send the address and the surfaces

Phone us or use the quote form, with photos or drawings if you have them. Say what is to be painted, who is inside and which dates matter.

  2. We walk the building

We study the walls and their condition, how each side is reached, and what has to stay covered or out of the way.

  3. Written scope and quote

The quote spells out prep, coating system, how each wall is reached, the phasing, and each step that waits on an approval.

  4. Approvals and paperwork

Historic or color review, association or landlord sign-off, any permit the work triggers and airport or site clearances come first.

  5. Prep and coating

Washing, repair, primer and finish follow the agreed order, with people, boats and vehicles below kept clear.

  6. Punch list and handover

Together we go over the finished work, clear the punch list, and you keep the coating record for the building file.

Questions

Before you call

What does a Keys commercial painting job cost?

There is no rate card. We build a quote either after walking the building or, when they show enough, from photos and drawings. It reflects the surfaces and how much repair they need, the coating system, how the crew reaches each wall, whether the place stays open, and what a delivery over US 1 involves. Two buildings that look alike seldom quote alike.

What size of painting job will you quote in the Keys?

Any size. A single storefront, one stairwell or a tenant suite is as welcome as a motel, a marina or a condominium. Tell us the building and the surfaces, and we scope the work as described.

Does commercial painting need a permit in the Keys?

It depends on the office. Islamorada's list says painting a commercial building needs no permit when no signage is involved, and Key West reviews color changes in its historic district. For Marathon, Key Colony Beach and the county we found no published rule, so we ask the office for your parcel. Repairs can change the answer.

Is there lead paint on older Keys buildings?

Paint from before 1978 can contain lead. EPA's renovation, repair and painting rule reaches pre-1978 housing and child-occupied facilities, and where it applies the work goes to a certified firm working lead-safe. Before writing a scope we look up how old the building is and how it is used. Older wood buildings in Key West are the common case.

How long does a Keys repaint take?

A schedule follows the walk-through. Wall condition, repairs found during washing, weather, the access method, any association or city approval, and how late or early the building lets us work all move it. Once those are known, you get an order of work with each dependency named, not a single date.

Is Romco Builders licensed in Florida?

Yes. Romco Builders is a licensed Florida general contractor, founded in 2015 and headquartered in Fort Lauderdale. Ask for the license details when you request a quote.

Can the business stay open while it is painted?

Usually. We work in zones, protect doorways and walkways, control odor and overspray, and agree quiet or after-hours shifts with the owner or manager first. In the Keys, the busy weeks are the ones we plan around.

Which parts of Monroe County do you cover?

Every key from Key Largo to Key West. That includes the cities of Key West, Marathon, Islamorada and Key Colony Beach, and the unincorporated keys between them. Each page for a key or city says what matters for painting there.
