Retail, restaurant and office painting in the Florida Keys

Keys retail runs on foot traffic and a short window to work. A shop on a busy street wants fresh trim before the busy weeks and wants the lift gone before the first customer. The schedule is built from the tenant's calendar, not ours.

Two-story shopfronts with porches, awnings and parked bicycles on Duval Street in Key West, Florida, at dusk.

Many storefronts here are two-story wood and block buildings with porches, rails, signs and awnings, and the paint on them takes a beating from sun and salt. Trim, doors, handrails and shutters are scraped and primed before they are coated, and the scope lists each one.

Restaurants and kitchens add rules. Grease must be cleaned before paint will hold, walls near cooking need washable finishes, and health inspection timing matters. We plan around service hours and the inspector, and we tell the manager what has to be clear and when.

Landlord and association rules come with a tenant space. A color change may need the landlord's sign-off, and signage is a separate matter: Islamorada's village lists painting a commercial building as not needing a permit only if no signage is part of the project. Send the space, the lease limits and your dates, and we will scope the job.

Order of work

  1. Walk the space with the tenant or landlord and confirm access hours.
  2. Agree colors and written approvals from the landlord or association.
  3. Protect stock, equipment, counters and floors.
  4. Wash, scrape, patch and prime each surface.
  5. Apply finishes in the agreed order, finishing public areas first.
  6. Walk the space with the manager, clear all protection and close the punch list.

Where it goes wrong

What tends to go wrong, and how it is held in check

A short window between tenants

A vacant suite is empty for days, not weeks. The scope names the order of work and what finishes first so the space can be shown or reopened on time.

Trim that takes constant weather

Porch rails, shutters and doors face sun and salt on one side and customers on the other. They get scraped, primed and fully coated, not touched up.

Grease and smoke on kitchen walls

Paint over grease peels. Walls are degreased and rinsed, and finishes are chosen for washing.

The limits

Signage, awning replacement, carpentry and kitchen equipment moves are separate. Where a landlord or city must approve a color, that approval comes first.

Questions

About retail, restaurant and office painting

Can you paint a restaurant between services?

Yes. We plan around service hours and inspections, and the quote shows what must be clear and when.

Does the landlord need to approve colors?

Often. Many leases and plazas require written approval of colors and finishes. We ask for it before work is scheduled.

What does a Keys commercial painting job cost?

There is no rate card. We build a quote either after walking the building or, when they show enough, from photos and drawings. It reflects the surfaces and how much repair they need, the coating system, how the crew reaches each wall, whether the place stays open, and what a delivery over US 1 involves. Two buildings that look alike seldom quote alike.

What size of painting job will you quote in the Keys?

Any size. A single storefront, one stairwell or a tenant suite is as welcome as a motel, a marina or a condominium. Tell us the building and the surfaces, and we scope the work as described.

Is Romco Builders licensed in Florida?

Yes. Romco Builders is a licensed Florida general contractor, founded in 2015 and headquartered in Fort Lauderdale. Ask for the license details when you request a quote.

How a job runs

Six steps, in this order

  1. Send the address and the surfaces

Phone us or use the quote form, with photos or drawings if you have them. Say what is to be painted, who is inside and which dates matter.

  2. We walk the building

We study the walls and their condition, how each side is reached, and what has to stay covered or out of the way.

  3. Written scope and quote

The quote spells out prep, coating system, how each wall is reached, the phasing, and each step that waits on an approval.

  4. Approvals and paperwork

Historic or color review, association or landlord sign-off, any permit the work triggers and airport or site clearances come first.

  5. Prep and coating

Washing, repair, primer and finish follow the agreed order, with people, boats and vehicles below kept clear.

  6. Punch list and handover

Together we go over the finished work, clear the punch list, and you keep the coating record for the building file.
