Elastomeric and waterproofing coatings in the Florida Keys

Wind-driven rain finds every crack in a Keys block wall. A roof can shed water for years and a wall can still weep, because the water does not fall on it, it blows into it. Elastomeric coatings bridge small cracks and seal the surface, and they only work over a wall that was prepared properly.

A steel frame of beams and posts rising against a pale gray-blue sky.

The work is mostly preparation. Walls are washed, loose paint and chalk removed, cracks routed and sealed, joints and penetrations caulked, and bare spots primed. The coating system is named in the written scope, with its film thickness and number of coats, so it can be checked against what is applied.

Roofs carry their own rules. Islamorada's village lists roofing and re-roofing over one roofing square among the work that always needs a permit, and a roof coating may fall under the same rule. Other offices may differ, so we ask the right building department before a roof coating starts.

These coatings do not fix everything. A wall that is wet because of a plumbing leak, or one with structural cracks, needs repair first. We say so in the scope, and we raise it before a coat goes on. Send photos of the walls or roof and any leak history.

Order of work

  1. Inspect walls or roof and note cracks, leaks and penetrations.
  2. Read moisture and decide what must be repaired first.
  3. Wash, scrape, rout and seal cracks and joints.
  4. Prime bare areas and set the coating system in writing.
  5. Apply the coats in dry weather and measure coverage.
  6. Walk the finished surface with the owner and close the punch list.

Where it goes wrong

What tends to go wrong, and how it is held in check

Cracks that move

A crack that opens and closes with heat needs a flexible sealant, not rigid filler. The scope lists which cracks are routed and sealed and with what method.

Coatings applied too thin

A thin coat looks fine and fails in a season. The scope states coats and thickness, and we check coverage as we go.

Water already inside

A wall that is wet inside will not accept a sealing coat. Moisture is read before work starts, and a source of water is raised with you.

The limits

Roof replacement, structural crack repair, window replacement and leak diagnosis beyond the surface are separate trades. We do not name a coating warranty on this site.

Questions

About elastomeric and waterproofing coatings

Does a roof coating need a permit in the Keys?

It depends on the office and the work. Islamorada lists roofing over one roofing square as always needing a permit. We ask the building department that covers your parcel.

Will an elastomeric coat stop every leak?

No. It seals the surface and bridges small cracks. A leak from plumbing, a structural crack or water behind the wall needs repair first.

What does a Keys commercial painting job cost?

There is no rate card. We build a quote either after walking the building or, when they show enough, from photos and drawings. It reflects the surfaces and how much repair they need, the coating system, how the crew reaches each wall, whether the place stays open, and what a delivery over US 1 involves. Two buildings that look alike seldom quote alike.

What size of painting job will you quote in the Keys?

Any size. A single storefront, one stairwell or a tenant suite is as welcome as a motel, a marina or a condominium. Tell us the building and the surfaces, and we scope the work as described.

Is Romco Builders licensed in Florida?

Yes. Romco Builders is a licensed Florida general contractor, founded in 2015 and headquartered in Fort Lauderdale. Ask for the license details when you request a quote.

How a job runs

Six steps, in this order

  1. Send the address and the surfaces

Phone us or use the quote form, with photos or drawings if you have them. Say what is to be painted, who is inside and which dates matter.

  2. We walk the building

We study the walls and their condition, how each side is reached, and what has to stay covered or out of the way.

  3. Written scope and quote

The quote spells out prep, coating system, how each wall is reached, the phasing, and each step that waits on an approval.

  4. Approvals and paperwork

Historic or color review, association or landlord sign-off, any permit the work triggers and airport or site clearances come first.

  5. Prep and coating

Washing, repair, primer and finish follow the agreed order, with people, boats and vehicles below kept clear.

  6. Punch list and handover

Together we go over the finished work, clear the punch list, and you keep the coating record for the building file.
