Marathon, Monroe County

Commercial painting in Marathon

Marathon is the middle of the Keys, a city of roadside shops, marinas and storage yards strung along US 1, with its own building department and its own online permit portal. The county airport here, Florida Keys Marathon International, sits in the same strip.

The city publishes a Checklist for Commercial Submittal and a Commercial permit application on its Building page. We read both when a job might trigger a permit. We did not find a published rule on repainting an existing commercial building, so we ask the department directly instead of assuming one way or the other.

Commercial lots in Marathon run along the highway, and many have little room behind them. A wall facing US 1 gets sun and salt spray all year, and a wall facing the water gets a harsher mix. We scope each elevation separately, and we say when the water side needs a different coating system from the road side.

Florida Keys Marathon International is one of the two airports Monroe County owns and operates. We quote airport and transportation building work, and the way it runs is set by the operator and federal security rules, not by us. Badges and escorts are asked for as soon as the scope is agreed.

Who answers permit questions in Marathon

City of Marathon Building Department

The city's Building page lists a commercial submittal checklist and a commercial permit application. We found no published rule for repainting alone, so ask the department what your scope needs, particularly if repairs are involved.

How a job runs

Six steps, in this order

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. The order is the same for a single shop and for a whole resort.

  1. Send the address and the surfaces

Phone us or use the quote form, with photos or drawings if you have them. Say what is to be painted, who is inside and which dates matter.

  2. We walk the building

We study the walls and their condition, how each side is reached, and what has to stay covered or out of the way.

  3. Written scope and quote

The quote spells out prep, coating system, how each wall is reached, the phasing, and each step that waits on an approval.

  4. Approvals and paperwork

Historic or color review, association or landlord sign-off, any permit the work triggers and airport or site clearances come first.

  5. Prep and coating

Washing, repair, primer and finish follow the agreed order, with people, boats and vehicles below kept clear.

  6. Punch list and handover

Together we go over the finished work, clear the punch list, and you keep the coating record for the building file.

Questions

Commercial painting in Marathon

Does repainting a Marathon commercial building need a city permit?

We found no published painting rule on the city's building page, which lists commercial forms. Repairs to stucco, concrete or structure can change the answer. Ask the Building Department before the job is scheduled.

What does a Keys commercial painting job cost?

There is no rate card. We build a quote either after walking the building or, when they show enough, from photos and drawings. It reflects the surfaces and how much repair they need, the coating system, how the crew reaches each wall, whether the place stays open, and what a delivery over US 1 involves. Two buildings that look alike seldom quote alike.

Is there lead paint on older Keys buildings?

Paint from before 1978 can contain lead. EPA's renovation, repair and painting rule reaches pre-1978 housing and child-occupied facilities, and where it applies the work goes to a certified firm working lead-safe. Before writing a scope we look up how old the building is and how it is used. Older wood buildings in Key West are the common case.

How long does a Keys repaint take?

A schedule follows the walk-through. Wall condition, repairs found during washing, weather, the access method, any association or city approval, and how late or early the building lets us work all move it. Once those are known, you get an order of work with each dependency named, not a single date.
