Marina and waterfront building painting in the Florida Keys

A marina building lives at the water's edge, and every question about painting it comes back to the water. Boats sit a few feet from the wall, canals run behind the lot, and the corrosion rate on steel and fasteners is high. Planning the job around that is most of the job.

Sport-fishing boats tied up along a marina dock, with a palm tree and a blue awning in the background.

The buildings vary: a dockmaster's office, a dry-storage barn with metal panels, a fuel-dock kiosk, a boatyard shed, bait and tackle shops, restaurant buildings and the rails, stair towers and dock-house trim around them. Each material gets its own prep and coating, and the scope lists them one by one.

Containment matters more here than on a street lot. Overspray that drifts onto a customer's hull is a claim waiting to happen, and wash water that reaches a canal is a problem for everyone. We cover or move what can be covered, spray only when the wind allows, and capture rinse water instead of letting it run to the seawall.

Working hours follow the marina's day. Boats come and go early, the fuel dock has a rhythm of its own, and travel lifts need clear lanes. We fit the sequence around that and agree the staging area with the dockmaster. Send photos of the waterfront side and we will scope the job as described.

Order of work

  1. Walk the waterfront with the dockmaster and note boat lanes and fuel and lift hours.
  2. Agree staging, wind limits and what must be covered or moved.
  3. Wash with containment and look for rust, rot and failed sealant.
  4. Repair and prime metal, wood and masonry separately.
  5. Apply finish coats in dry, calm weather, with spray limited by wind.
  6. Walk the site with the owner and clear all coverings and drop cloths.

Where it goes wrong

What tends to go wrong, and how it is held in check

Overspray on other people's boats

Hulls, canvas and electronics are covered or the boats are moved. Spray work waits for the right wind, and rolling replaces spraying where drift would reach a vessel.

Metal that corrodes fast

Rails, stair towers, hatches and fasteners rust early at the waterline. They are cleaned back to sound metal and primed before any finish goes on.

Wash water headed for the canal

Rinse water is collected or kept out of drains and the water. The scope states how.

The limits

Docks, pilings, seawalls and bulkheads are marine construction under separate permits and trades. We paint the buildings and railings around them. Work over or in the water needs filings of its own, which other parties handle.

Questions

About marina and waterfront building painting

Can you paint beside boats that stay in the water?

Yes, with controls. Hulls are covered or moved, spray work waits for the wind, and wash water is captured, not rinsed toward the water.

Does federal sanctuary law touch a repaint?

It can touch runoff. The Florida Keys National Marine Sanctuary's rule on discharging materials into sanctuary waters is one reason we keep wash water and coatings out of drains and canals.

What does a Keys commercial painting job cost?

There is no rate card. We build a quote either after walking the building or, when they show enough, from photos and drawings. It reflects the surfaces and how much repair they need, the coating system, how the crew reaches each wall, whether the place stays open, and what a delivery over US 1 involves. Two buildings that look alike seldom quote alike.

What size of painting job will you quote in the Keys?

Any size. A single storefront, one stairwell or a tenant suite is as welcome as a motel, a marina or a condominium. Tell us the building and the surfaces, and we scope the work as described.

Is Romco Builders licensed in Florida?

Yes. Romco Builders is a licensed Florida general contractor, founded in 2015 and headquartered in Fort Lauderdale. Ask for the license details when you request a quote.

How a job runs

Six steps, in this order

  1. Send the address and the surfaces

Phone us or use the quote form, with photos or drawings if you have them. Say what is to be painted, who is inside and which dates matter.

  2. We walk the building

We study the walls and their condition, how each side is reached, and what has to stay covered or out of the way.

  3. Written scope and quote

The quote spells out prep, coating system, how each wall is reached, the phasing, and each step that waits on an approval.

  4. Approvals and paperwork

Historic or color review, association or landlord sign-off, any permit the work triggers and airport or site clearances come first.

  5. Prep and coating

Washing, repair, primer and finish follow the agreed order, with people, boats and vehicles below kept clear.

  6. Punch list and handover

Together we go over the finished work, clear the punch list, and you keep the coating record for the building file.
